Commercial Waterproofing Contractors in Charlotte & the Carolinas

Comprehensive Building Waterproofing Solutions Since 1993

Our service area covers Charlotte and surrounding commercial markets throughout North Carolina and South Carolina. More than 30 years of work in this region means our crews understand Carolinas climate conditions, mainly the humidity, seasonal temperature variance, and the freeze-thaw exposure at higher elevations that accelerates deterioration in improperly waterproofed assemblies.

We work with property managers, facility managers, building owners, and property managers to address their water intrusion concerns with waterproofing systems.

Our Commercial Waterproofing Services

Our waterproofing technicians are specially trained to resolve complex structural water intrusion issues, even while buildings remain occupied. We specialize in:

Leak Analysis and Consulting

Finding where water enters a building is not always straightforward. We use advanced diagnostic equipment such as infrared thermography, electronic leak detection, flood testing to pinpoint the exact source and path of water intrusion, not just the symptom. Accurate diagnosis prevents misapplied repairs that fail within a season and cost far more to remediate the second time.

Sealants and Caulking

Expansion joints, window perimeters, and facade transitions are among the most common water entry points on commercial buildings many times due to: adhesion loss, UV degradation, improper joint design . We remove failed sealant, prepare the substrate, and install sealant systems rated for the joint type, movement expectations, and exposure conditions of the specific location.

Drainage Solutions

Proper drainage redirects water before it accumulates against building components. We assess existing drains and there performance and install or repair drain systems at plazas, parking decks, and below-grade locations where standing water is a recurring problem. This could include area drains, trench drains, below grade drains, and scuppers.

Deck Coatings

Traffic-bearing and Pedestrian deck coatings protect horizontal surfaces from water accumulation. Applied to parking decks, plaza surfaces, and pedestrian walkways, elevated balconies and breezeways. Coating systems are selected for the specific exposure and traffic conditions of each surface.

Elastomeric coatings

Fluid-applied elastomeric membranes expand and contract with substrate movement, maintaining continuous protection through thermal cycling. Applied to walls, parapets, and facade systems. Whether it be EIFTS, Stucco, CMU, Brick or Concrete where movement is a factor and a rigid coating would crack.

Above and Below Grade Waterproofing

Sheet-applied and liquid-applied systems for foundations, below-grade walls, plaza decks, elevator pits, mechanical rooms and concealed structural elements both negative side (interior) or positive side. Hot and cold applied. We maintain training and certifications on current product technologies from leading manufacturers, which is relevant for warranty coverage and installation compliance.

Waterproofing Systems We Install and Service

Whatever waterproofing system is currently on your building, we have the training and experience to service it.

Above-grade systems protect exposed facades, parapets, and walls from wind-driven rain and moisture absorption. Below-grade systems are applied to foundations, elevator pits, retaining walls, and other elements in permanent contact with soil and groundwater. Hot-applied systems, including modified bitumen and coal tar, perform well in heavy-duty plaza and below-grade applications. Cold-applied liquid membranes work on complex geometry and surfaces where heat is not practical. Sheet-applied membrane systems using HDPE, TPO, or bentonite are standard in split-slab plaza deck construction and below-grade conditions where hydrostatic pressure is a factor.

We stay current on manufacturer product lines and installation requirements. Manufacturer warranty coverage typically requires certified applicator installation, and product performance depends on correct substrate preparation and application method.

Water Intrusion Does Not Stop on Its Own

Water that gets behind a facade or beneath a deck does not evaporate and can cause indoor air quality issues. It migrates through the path of least resistance, expanding and contracting with seasonal temperature shifts, corroding embedded rebar, degrading concrete substrates, and working its way into occupied spaces over months or years. The structural deterioration is well underway before any visible damage appears.

Property managers who defer waterproofing repairs face a predictable escalation. Repairing a leaking deck coating before the membrane fails costs a fraction of what full deck removal and replacement requires once the concrete substrate is compromised. A building with chronic water intrusion also creates liability exposure in occupied commercial spaces, particularly where wet floors or ceiling damage affect tenants and operations.

Stone Restoration of America has delivered waterproofing solutions to commercial building owners throughout the Carolinas for over 30 years. Our technicians are trained to resolve complex structural water intrusion issues on occupied buildings, working around tenant schedules without disrupting day-to-day operations.

Manufacturer Training and Certifications

SRA maintains up-to-date training and certifications on waterproofing product systems from leading manufacturers. This is not a formality. Manufacturer warranty coverage on waterproofing systems typically requires installation by a certified applicator. We meet that requirement.

We are recognized installers from all the major product manufacturers:

  • SIKA
  • Tremco
  • GCP Applied Technologies
  • Euclid
  • Keim
  • Mapei
  • Tnemec
  • Sto
  • W.R. Meadows

We are also actively involved with the leading Industry Trade Groups such as ICRI, SWRI, WCA, CAI
